How do I set up my Rates?
Deciding the best rate for your property can be a challenge, but at least updating them on this website is easy! While the BoutiqueHomes team would have set it up for you to start, it can be edited whenever you need it, quickly and simply.
The Rates section is readily accessible due to its importance, but we’ll walk you through all you’d need to make these adjustments anytime.
Beginning the dashboard once you’ve logged in, select My Properties from the top.
This will bring you to the properties main page. Simply select which property you want to update or click the Edit symbol on the far-right-hand side.
This will bring you to the Accommodations page.
- If your property has more than one accommodation, such as with Hotels and B&Bs, choose which accommodation you'd like to adjust.
- If your property only has one, simply click Edit again.

Now, you’re already on the Rates section, we’ve put it right at the top of the property editing page for you. Though there is a sidebar to the right which you can use to navigate back in the future.
The basic Rates information comes first
Currency
- Select in the box which Currency you’d like your rates set in - this is mandatory.
Base Rate
- Enter in the blank boxes the Minimum and Maximum Rates - this is mandatory.
- Click one of the three options: Nightly, Weekly, or Monthly.
- Nightly will be the default selection.
If you’d like to adjust Rates per season, you’d click on the Rates Calendar link.

Minimum Downpayment %
- To adjust the amount required for the initial deposit, enter the amount in the blank box.
- The system default is 50% but it can be 10%, 20%, 30%, 40%, or 50%
Below are the Advanced Options.
Minimum Stay
- Enter in the box the Minimum Nights for your property- this is mandatory.
Changeover Day
- Select the bar to open up a drop-down menu.
- Then select the property change over day, if applicable.
Extra Charge on Weekends
- Enter in the blank box the additional amount charged, if applicable.
- Then check off the boxes for the nights which would require the charge.
- Thurs, Fri, Sat, and Sun are the options.
- Select up to all four nights.
Charge for Extra Guests
- Enter in the blank box the additional amount charged, if applicable.
- Then select the base number of guests, anything above which would make the additional rate take effect.
- For example: Putting 2 here means the Extra Charge will kick in at 3 guests.
- And select if it will be charged nightly, weekly, or monthly.
Fees follow next and this section has a lot of freedom since we know how different this may be per property.
Cleaning Fee
- Enter in the blank box the total charge for the cleaning.
Pet Fee
- Enter in the blank box the total fee assessed.
- Select from the drop-down menu if it is charged per day or per stay.
Custom Fees
If you need to add any additional fees simply click on +Custom Fee.
Two new fields will appear for you.
- Enter in the Fee Name and the Fee Amount in those new blank boxes.
Multiple Custom Fees may be included in this section.
Taxes are below that and there are 3 options available.
The options are: Tax % for total rate, Tax % per person per day, and Do not add tax.
- Select which one is applicable to your property.
- If you include a tax, a blank field will generate for you to enter the amount.
As a friendly reminder, this amount will be collected by BoutiqeHomes at the time of booking.
- It will be forwarded to the host with the payout and hosts are responsible for filing these taxes.
Last, but certainly, not least is the Security Deposit section.
To start, select if you’d like to charge by Rate or Percentage, if applicable.
- Whichever you choose a blank box will appear for you to enter the amount or percentage.
If you do not wish to charge a security deposit just move on to the next section.
There are 5 options available and demonstrate when you’d like the deposit paid and how.
Select one of the following:
- No Security Deposit Required.
- Deposit amount required with booking via BH.
- This is the only option where BoutiqueHomes collects the payment on your behalf and a 3% transaction fee will be charged based on just the security deposit amount.
- The deposit is paid out along with the rest of the rental monies, minus the transaction fee.
- The payout date is selected from within the cancellation policy which is available for review here.
- Deposit required prior to check-in via an electronic transfer to owner.
- Deposit required at check-in with cash.
- Deposit required at check-in with credit card.
- Deposit required at check-in with personal check.
Ideally, all security deposits collected will be returned because the guests did no damage at all.
Hoping that’s the case, next up, you’ll choose the refund timeline from one of the following:
- Refund of deposit by owner at checkout.
- Refund of deposit by owner within 7 days after stay.
- Refund of deposit by owner within 14 days of stay.
Make sure you click Save and you’re all set!
