Slow Living Overlooking an Umbrian Lake

A sweet stone retreat for four, perfect for slowing down and living la dolce vita, this lakeview villa perched on a verdant Umbrian hillside seems expressly made for rejuvenating rest and deep relaxation.

The low-key home’s interior ups the ante when it comes to cozying up and winding down, embraced by traditional terracotta floors, exposed wood beams and comfortable global furnishings. The ground floor is home to the living and dining area, with a ceramic, wood-burning stove, open-plan kitchen, and two bedrooms (one a double, one with two twins). The slate-clad bathroom has a shower and laundry setup, and a staircase leads to a mezzanine attic space, with a sofa bed for lounging and overflow sleeping.

The garden is dotted with olive trees, and a shaded pergola scented by climbing roses is fitted with an outdoor kitchen. You can lace up your hiking boots and trek right out the door on one of several trails winding through the woods, with big lake and mountain vistas, or to small stone villages clinging to the lake's shores. Alternatively, stay at home and opt for a splash in the 10m x 5m pool or a game of pick up soccer on the green. Pool heating (min. 22°C) from March 30th until May 24th and from September 13th until November 1st, 2025: 200 euros (to be paid together with the 2nd payment)

A haven for hikers, this part of Umbria offers numerous scenic trails, with one leaving the property for the nearest village, reachable in about an hour, another to a local restaurant or a riding stable after about 40 minutes’ hiking.

Mount Amiata rises above the picturesque local village, and Lago Trasimeno shimmers in the near distance, spreading into bays created by the sloping mountains, with Isola Maggiore visible offshore. White water lilies, reed beds, and green wetlands shelter wild ducks, cormorants, kingfisher and kite birds. Isola Maggiore is the second largest island on Lake Trasimeno, and the outpost is inhabited by about three dozen people in a small port village dating from the Middle Ages, with the 12th-century Church of San Salvatore and a handful of restaurants and artisan studios.

Other lake villages worth a visit include Città della Pieve, home to Italy’s narrowest alley, Panicale, with a 15th-century church housing two of Perugino’s frescoes, and Passignano, site of a 14th-century tower and medieval houses. The lake’s largest island, Polvese, is not inhabited and is a public parkland with a monastery and restored 14th-century castle.
