The guest will receive a refund if the booking is canceled at least 60 days before the time of check-in. If the guest cancels 30-60 days before the start of the stay, they will receive a 50% refund. If they cancel within 30 days of the start of the stay, no refund will be given.

SEPTIC -- THE MOST IMPORTANT THING TO READ CLOSELY!!! All of Stinson plumbing operates on septic. There is no centralized plumbing system in our little village on the coast, so each dwelling has a tank and treatment system built into its property. We just replaced our entire septic system in the late fall of 2019 so it functions very well! However, there are some very important limitations to any septic system: NOTHING but human waste and toilet paper can go down the toilets. All feminine products should be disposed of in the waste bins provided. LIGHT USE is appreciated! Take a bath, rinse in the outdoor showers, but be mindful. Shorter showers are better than long ones. Several baths on one day would be problematic. We have disposals in the kitchen, so food can be processed down the sink, but please, NO GREASE. Grease clogs up the system and leads to big trouble. Please collect grease in the can provided on the countertop and dispose into the green compost bin outside. ARRIVAL Check in is at 4 pm. Each of the front doors of the cottages have two locks. Only the top deadlock will be locked when you arrive, and it is controlled by a smart keypad (code above). Once inside, feel free to use any of the other locks on the outside doors, however we will not be providing the keys for those doors. So, be very careful not to lock the front door lower locks because you might lock yourself out! The gate outside the Matt Davis studio is controlled by another keypad but the combination lock doesn't work. If you'd like to lock this door, do so from the inside. To get in, you can always access through the next gate along the fence. PARKING There are four definite parking spots with the Whole Shebang. Two are in the driveway on Arenal Ave, although you could possibly tandem park a third car there. The other two spots are along Marine Way in front of the gates. If for some reason the Marine Way spots are taken, we apologize! We will do our best to keep people away from the spots, but it gets very intense out there with parking, especially on warm summer weekends. The good news is that most of the day folks take off by sundown leaving you a chance to move your car to that spot at that point. EXTRA GUESTS NOT ALLOWED It is essential that you let us know exactly how many guests you’ll have and that you do not exceed that number. Because of the septic, we can only handle 14 guests at the time. If not, we are at risk of maxing out the system. If we learn that you have exceeded your stated number of guests, we will charge a penalty to your security deposit. This is a really important thing to note. This also means absolutely no parties for many reasons - neighbors, septic, and the spirit of this rental. If you do have a party, we will keep your entire security deposit. HOT TUB We are thrilled to have a brand new hot tub bought and installed in July 2020. If you choose to use the hot tub, there are some very important things to note: Seawater will turn the water green and murky and we will have to drain the whole tub. To avoid this, please take a shower before getting in the tub every time. Also, please do not wear the same suit you swam in in the ocean into the hot tub. Either keep an extra suit just for the tub, or go in the buff. Rinse your feet of sand and dirt in the wash bin at the foot of the stairs entering the tub. The hot tub is serviced each Monday. Kevin will come in on his own and leave a note when it’s done. The hot tub will be checked before you arrive. It will be clean, clear and functioning for your use. If there is any issue during your stay, it will be your responsibility. Do not move the control panel away from the hot tub. If it is lost or damaged, you will need to replace it. QUIET HOURS Stinson is a sleepy town without much of a party scene. Some of our neighbors are full time residents. It’s very, very important to us that they are not disturbed by our renters. Please enjoy the firepits and outdoor spaces before 10 pm. At that point, consider the place on quiet hours, so inside noise shouldn’t be heard from the outside. SKYLIGHTS Both skylights on the second floor open by remote. The remotes are attached to the wall in those rooms. PLEASE DO NOT ATTEMPT TO OPEN OR CLOSE THE SKYLIGHTS MANUALLY. Please be sure to CLOSE THE SKYLIGHTS BEFRE YOU LEAVE THE HOUSE in case of rain. WINDOW COVERINGS The Roman shades in the master and in the two living rooms are cordless. To operate, you just need to gently pull down or gently push up. Please be gentle with them and let us know if you have any issues. GARBAGE/RECYCLING The garbage bins are in the driveway and are shared by all three cottages. Please make use of the recycling and compost bins. There will be both a garbage can and recycling bin in or right outside of the kitchens of both cottages and inside the Matt Davis Studio. All recycling is combined in Stinson. There are also compost bins in each kitchen, so please put all kitchen scraps into the green bin in the driveway. The garbage is collected each Wednesday, so please put all cans out on the curb at the end of the driveway. They need to be facing the street two feet apart. The collectors are very picky about this and they won’t collect unless they are placed properly. TV’s The framed digital screens with art on them are actually tv’s! Press the home button on the remote to access netflix, etc. They are samsung frames if you need to google for any reason. You are welcome to sign in to any of the apps if you’d like to watch from your own accounts. If you want to return to the art screen, press the power button. FIREPITS Feel free to get toasty around the firepits. Each is fueled by a propane tank tucked behind the furniture. Just open the valve to the tank to light. BE VERY SURE TO CLOSE THE TANK VALVE WHEN YOU ARE DONE USING. WIFI There are two wifi routers in the building. One is named 2 Marine Way and the other is 4 Marine Way. The passwords are the same - beachlife. KEEPING THE SAND OUTTA THE HOUSE This is a big one! We’ve gone to great lengths to make it very easy for you to help us keep sand out of the house. It is messy, hard to clean up, and will feel scratchy in your bed at night! Outside of each front door there is either an outdoor shower or a foot washing station. PLEASE USE THESE EVERY TIME YOU COME IN FROM THE BEACH. The cottages are shoes-off spaces. We’ve left a locker full of slippers for you to wear while you’re inside. Please take your shoes off when you come into the cottage. Hopefully you’ll be barefoot or in flip flops most of the time, anyhow! HEAT/AC There is heat throughout the whole property and AC throughout the Steep Ravine. The heat/ac units are simple to use: Use the remote attached to the wall to turn on. Then press the mode button until it hits the sun for heat or the snowflake for AC. It will take 5 minutes or so to get going at first. There are four units total, one in the livingroom, and one in each bedroom upstairs. VERY IMPORTANT: you cannot use the AC in one room and the heat in another. If the heat or AC aren’t working, first check the other units to make sure they are all set on the same mode. In the Double Dipsea, we’ve installed wall unit heaters that work very well. Simply turn the unit on and then set to a desired temperature. VERY IMPORTANT: Please be sure to turn all heat/ac off when you check out. If you do leave a unit on, we will take a penalty out of your security deposit. INDUCTION STOVE The stove in the Steep Ravine has an induction cooktop. This cooktop works with magnetic heat, not electric radiating heat. So, the cooktop heats the pan through a transmition of magnetic energy when they make contact. For you cooks out there, it’s a really fabulous oven. It heats things very, very quickly! LAUNDRY There is a washer and dryer in the garage. There is a second set of laundry machines next to the kitchen of the Dipsea. Please only use the green cleaning products supplied to wash your clothes. CHECKING OUT Check out is at 10 am sharp. In order to get the space ready for the next check in, the housekeeping staff needs to start right away. If you are able to strip the beds and start a load of sheets and towels, that will speed up the cleaning process and lighten the load for the housekeepers. This is not required, but it would be much appreciated! Please bring all potentially smelly trash to the outside bins, including kitchen trash and compost. Please lock the back doors from the inside and lock the front door deadbolt using your code when you leave.
