The guest will receive a refund if the booking is canceled at least 30 days before the start of the stay. If the guest cancels 14-30 days before the start of the stay, they will receive a 50% refund. If they cancel within 14 days of the start of the stay, no refund will be given.
All refunds are subject to a credit card fee of up to 3.5%.

DAMAGES SECURITY DEPOSIT A damages security deposit of €300 is payable seven (7) calendar days before arrival, unless otherwise specified in our offer, to cover during your stay the cost of any damages / losses to the property or its contents. The amount if fully refundable no later than ten (10) calendar days from your departure, provided that: a) no damages / losses to the property or its contents have been identified within 48h of check-out. Our inspection takes place during final cleaning, immediately after our customers check out. If there are things broken by the previous guests, we advise during the check in. Damages will be notified within 48 hours of departure. b) we have received from you full bank account details, including account name, bank name, IBAN code (or equivalent for non-EU countries) and BIC code. Where damages exceeding Euro 300 are caused, guests will be asked to pay for the damaged objects at the cost of repair / replacement. However, please notify us before departure of any damage, so that we can evaluate together the extent of the damage (and possibly replace the broken item). KEY CARD At the moment of the check in you will receive 2 key cards (one for each apartment) and a key card for the SPA if due. Please note that in the event that any keys issued are not returned (or broken) at the end of your stay, then the cost of replacement will be charged to you (€100 per card lost or broken). EXTRA GUESTS Only those persons stipulated on the booking form may use the property. The number of guests must not exceed the maximum number indicated in the booking form. Should we or anyone acting on our behalf or the key holder, become aware of more persons than those stated on the booking form, we will be entitled to ask the clients to vacate the property and / or submit supplementary charges. CLEANING & MAID SERVICE The property will be cleaned at the beginning of the rental period, before your arrival. General maid service and linen/towel change are provided on Wednesday (for 7 day stays), unless agreed differently at the time of booking. In the event that we will find personal items or underwear on the beds, the linen will not be changed. Should you require extra maid service, please advise us at the time of booking. We cannot guarantee availability at any time but we will do our utmost to satisfy your request. All quoted charges will need to be prepaid at the time of booking the specified extra service. A third party cleaner is not allowed to have access to the property at any time. COOK SERVICE Should you require a private cook or a caterer, please advise us at the time of booking. SWIMMING POOL Guests will be notified when booking in case of early opening or closure of the swimming pool (i.e. with favourable weather conditions). The swimming pool (40 sqm) is 1,50 meter deep and does not have a shallow water area nor protection gates. BABY EXTRA CHARGE Baby’s cot: 20 euros per day (to pay in advance) Extra bed: 20 euros per day (to pay in advance) Any children under 18 y.o. must necessarily be accompanied by at least one adult. SMOKING Smoking is not permitted inside the Property. In respect of Guests coming after you, we kindly invite our Guests to smoke in the outdoor areas only and to place any cigarettes butts in the appropriate ashtrays or in the garbage cans you will find in the Property. Guests will receive a complete House Manual after booking.
