A Contemporary Palapa on the Oaxacan Coast
Designed by Massív Studio and completed in 2025, Casa de Mayo is a 786-square-meter villa located on the edge of Playa Mermejita. The residence is a collaboration between architect Ricardo Allende Gonzalez and interior designers Michelle Halley and Isabella Medrano, focused on preserving the raw essence of the Oaxacan coast. The architecture uses two distinct envelopes and integrated carpentry to create a synergy between the built environment and the surrounding tropical landscape.
A monumental palapa serves as the structural heart of the ground floor, connecting the social areas while maintaining a continuous dialogue with the ocean. The materials—including structural wood and polished finishes—were selected to weather gracefully in the salt air. Modernist geometries are softened by natural textures, reflecting a sophisticated, curious approach to coastal living.
High ceilings and a whole-home sound system create an atmosphere suited for both social gatherings and quiet contemplation. There are five en-suite king suites and a sixth room with two double beds. The gourmet kitchen is equipped with state-of-the-art appliances, catering to the in-house culinary program. Large glass panes and open-air transitions ensure the landscape remains the primary visual focus.
The outdoor space is anchored by an infinity pool and sun loungers positioned for panoramic sunset views over Mermejita. Three distinct outdoor living areas provide diverse environments for cocktails or leisure, while a private path leads guests to the beach below. The property is surrounded by dense coastal vegetation, providing a natural buffer that ensures complete privacy.
What we love
We love how the raw concrete and wooden architecture frame the coast, while that massive open-air palapa keeps the Pacific breeze moving through the whole villa. Spending the afternoon drifting in a hammock is the best way to soak in those ocean views without ever leaving the shade. Having this level of privacy just five minutes from the artsy energy of Mazunte feels like having the best of both worlds.
Layout
This villa accommodates up to 14 guests across six bedrooms. The ground floor contains the common areas, including a gourmet kitchen, an elegant dining space, and a TV lounge with a dedicated workspace. The sleeping quarters include five king suites and one room with two double beds, each paired with six bathrooms. The house has two master bedrooms on either side of the second floor, and each has an open terrace. These bedrooms are fully enclosed, with large sliding glass doors that can be opened up fully to the terrace when desired, or completely closed to create an air-conditioned, enclosed space. Outdoor areas feature expansive terraces.
Experiences
The villa’s experience program includes a private chef who prepares personalized meals from a curated menu. The concierge team can arrange off-site adventures, including private tours of Mazunte’s hidden coves, airport transfers from Huatulco or Puerto Escondido, and in-villa wellness treatments. Guests can also utilize the villa’s private driver for five-minute excursions into the heart of town.

The home is designed with an open-air philosophy. While suites are air-conditioned, the common areas embrace the natural climate. Playa Mermejita is known for its strong currents and "open sea" nature, making the pool the safer choice for swimming. The property features two distinct levels with stairs. Accessibility should be noted for those with limited mobility.

Located on Playa Mermejita in Mazunte, the villa sits on one of Oaxaca’s most dramatic and quiet coastlines. A short walk leads to Punta Cometa, the southernmost point of the state and a famous site for sunrise and sunset rituals. The town of Mazunte—a pueblo mágico—is just five minutes away, offering a collection of artisanal shops, the Mexican Turtle Center, and diverse international dining. Huatulco (HUX) and Puerto Escondido (PXM) airports are both roughly 60 minutes by car. A private driver is available, though the town is easily navigable by foot for the active.
