A Villa in “The City of the Sun” on Montenegro's Bay of Kotor

At the foot of Montenegro’s Mount Orjen on the Adriatic Sea’s striking, fjord-like Bay of Kotor, this four-bedroom house and pool rivals the best of Mediterranean view villas found on the coast of Provence or Italy. This stone home stands tall above a vast private pool and pretty manicured garden of vegetables and perfumed flowers against a cypress-tree dotted backdrop, offering views for miles.

A Renovated Villa with Pool in Herceg Novi

Stair-stepping down an unspoiled hillside overlooking Montenegro’s photogenic Bay of Kotor, outside the sunny village of Herceg Novi, this stone villa complex was respectfully renovated in 2021, with a sustainable ethos in mind.

The property can host 10 guests in its four bedrooms and five and half baths, with vivid views out to the Adriatic Sea from its flagstone patios and green yard. An open-air dining pergola seats a crowd under its arching entrances, while indoor spaces reveal exposed stone, terrazzo and flagstone flooring, and contemporary, coastal-styled furnishings. There’s a dedicated workspace, a fully modernized kitchen for meal prep for a crowd, and ample spaces for resting and unwinding—patios, the multilevel garden, and around the generous pool.

The pool terrace is lined with sun loungers and umbrellas, and there’s a covered outdoor entertainment area with a kitchen for alfresco dining.

Overlooking the Adriatic Sea’s striking Bay of Kotor in southwestern Montenegro, between Croatia and Albania, this property offers far-reaching vistas into this gorgeous gulf. The Bay of Kotor is surrounded by mountains, giving the area a fjord-like quality. A UNESCO World Heritage Site, the Bay of Kotor may resemble Scandinavian waters, but it’s most definitely Adriatic, circled by olive trees and white blooming jasmine, spotted red pomegranate trees and emerald Mediterranean shrubbery like myrtle. The mountains' rugged flanks descend directly into the sea, their slopes dotted with villages that cling to the rocky elevations in postcard beauty.

Herceg Novi’s Old Town is built on a steep hill that leads down to the sea. Passageways zigzag around small squares and stony fortresses, and the town’s oldest buildings date from the late 1400s to 1600s. The town is recognizable for its bright mimosa trees, and is often referred to as “the City of the Sun” for its large number of sunny days year round. Nearby Risan (Perast), Kotor and Tivat are three additional towns/villages between the mountains and sea that are great visited by sea in a sailboat. Kotor offers medieval charms, at the crossroads of Catholic, Romanesque and Venetian cultures mixed with Byzantine and Orthodox architecture. Perast is the region’s oldest village, with sumptuous Baroque architecture and a little islet in its immediate waterfront/bay, built in the 15th century by sailors. According to legend, fishermen saw Mary in the reef and began dropping stones to the Virgin every time they sailed by. Eventually, the island was created and is now home to Our Lady of the Rocks Church and museum.

Generally Orthodox, Montenegro offers an easygoing seaside culture that is less developed than neighboring Croatia’s coast. Drive the winding roads around Bay of Kotor for astounding natural beauty of steep cliffs, calm sea, and dense, undisturbed forests. Old school Soviet-era blocs stand abandoned in places, but the bay’s villages, fortifications, and Adriatic harbors offer a timeless seaside escape without the glitz or cruise ships of Croatia, or Italy’s Adriatic coasts.
