Vipp and Mexico City-Based PPAA Studio Collaborate in Todos Santos
Pablo Pérez Palacios has created a monochromatic rammed-earth structure with the sleek signature styling that defines Vipp's architectural projects worldwide. Spanning 350 square meters, the complex features a main house, two connected guesthouses, a covered patio, rooftop pool and terraces for classic Mexican indoor-outdoor living.
Located in the Baja California community of Todos Santos, the residence combines Scandinavian minimalism with contemporary desert architectural vernacular. It's pure desert—raw, striated and beautifully sand toned, with a spare, earthen décor style.
Interiors showcase Danish design trends by Sofie Christensen Egelund, Vipp’s 3rd generation, US-based co-owner, and Julie Cloos Mølsgaard, a Copenhagen-based interior designer. Tones and textures are unexaggerated and serene, ideal for the desert-meets-coastal style. The open-plan common area showcases Vipp’s new, sculptural V3 kitchen in anodized aluminum, with stainless countertops as contrast to the elemental rammed-earth walls. There was also a Vipp Swivel chair special edition created for the home, with boldly striped upholstery by Pierre Frey.
The home can be rented as a four-bedroom space for eight, as a three-bedroom house for six, a two-bedroom for four, or as a one-bedroom home for three.

A longstanding retreat for artists and creatives, Todos Santos is a pueblo mágico along Mexico’s Baja California peninsula at the base of the Sierra de la Laguna Mountains. The Pacific Coastline has long welcomed surfers, and the town combines historical charms and colonial buildings with traditional regional influences. The area’s La Cachora surf break was voted one of Mexico’s top beaches for its whale watching, sunsets, horseback riding and, of course, swimming. The Sierra de la Laguna mountains create a rugged backdrop to the coastal community, and agricultural plots reveal stands of avocado and mango interrupted by tall fringed palm trees. Nearby La Pastora beach offers Todos Santos’ biggest waves, a hot spot for expert big-wave surfers who now make their way to the once isolated village. (Road access came to Todos Santos in the 1980s.)
Todos Santos has gained significant traction as an artsy mecca for remote workers and creatives who love the town’s low-key, creatively bohemian lifestyle. Ideal for exploring on foot, the village is full of farm-to-table markets, inventive fresh cafes and stylish restaurants and bars. Artists, jewelers and other makers sell their handmade wares from quaint brick shops and galleries, and surf schools and yoga and wellness retreats round out the scene. Set about an hour’s drive from both La Paz and Cabo San Lucas, Todos Santos occupies the Pacific side of the Baja Peninsula and sits at the base of the Sierra de la Laguna mountains.
