Architect-Designed Float Home on Portage Bay

Designed by Suzanne Stefan, founder of Studio DIAA, this 650-square-foot floating home on Seattle’s Portage Bay is among the firm’s most personal works. Completed in 2021, it received two AIA National Housing Awards and the Architecture MasterPrize, recognized for its thoughtful materiality, craftsmanship, and exceptional proportions.

Architect-Designed Float Home on Portage Bay

One of only a few hundred legally permitted floating homes in Seattle, the residence occupies a coveted location on Portage Bay, where a century-old tradition of life on the water continues just minutes from downtown, the University of Washington, and the vibrant neighborhoods of Capitol Hill, Eastlake, and Fremont. Despite its central location, the home offers a remarkable sense of privacy, surrounded by water, mature landscaping, and a close-knit floating home community.

The home rests on an original old-growth log float assembled in the early 1900s, preserving an important piece of Seattle’s maritime heritage. What began as a renovation evolved into a complete rebuild after demolition uncovered significant structural deterioration. Rather than expand, the project was carefully reconstructed within the exact footprint of the original home, honoring Seattle’s strict shoreline regulations while demonstrating how thoughtful architecture can elevate even the smallest living spaces.

The exterior, clad in dark-stained cedar and durable composite panels, quietly recedes into the shoreline, allowing the surrounding landscape to take precedence. Inside, the atmosphere shifts dramatically to a bright, light-filled interior where natural materials, carefully framed views, and changing reflections from the water create a sense of calm that evolves throughout the day.

Whitewashed pine walls and ceilings, whitewashed oak floors, and reflective kitchen surfaces amplify natural light without distraction. Three operable skylights above the dining area, entry, and bathroom introduce shifting daylight and fresh air, while expansive corner-opening glass doors dissolve the boundary between indoors and out.

A five-foot-wide cedar deck wraps the entire home, accessible from every room, creating an easy connection to life on the water. Morning coffee overlooking Portage Bay, afternoons watching kayakers and rowing shells glide past, and evenings spent listening to the gentle movement of the water define a lifestyle that is uniquely Seattle. On the opposite side of the home, a private garden offers a rare and unexpected retreat, balancing waterfront living with a secluded outdoor sanctuary.

What we love

Suzanne Stefan had 650 square feet to work with, and rather than fight the constraint she made it the whole point: dark cedar and Richlite Slate on the outside so the building recedes into the tree line, whitewashed pine and oak on the inside so every photon Portage Bay offers gets its moment. The old-growth log float beneath it was assembled in the early 1900s, the skylights are aluminum-lined to catch the changing sky, and the LaCantina doors pocket entirely into the walls so the deck becomes less of an amenity and more of an extra room. This is the kind of attention to detail that wins two AIA National Awards. And yes, you can paddleboard to breakfast. The fact that this feels like a bonus rather than the headline tells you everything about what kind of place it is.

Layout

This vacation home for rent in Portage Bay, Seattle sleeps up to six guests. The floor plan is arranged as two parallel zones across a single level. The social zone—open kitchen, dining area, and living room with a corner sliding-door connection to the deck—occupies one half.

There are two bedrooms. A primary with a queen and a secondary with a loft bed. The loft bed is a full on top and a single down below. The living room couch, which is modular, can be converted to a double, and a curtain can be pulled across the room for privacy from the primary living space.

The primary bedroom features a built-in bookshelf above the bed and a glass door opening directly to the deck.

Experiences

Kayaking and paddleboarding directly from the dock are core to how this home is used, with Agua Verde Paddle Club a short paddle across the bay.

Good to know

Access is via a garden path descending from street level to the dock. Children should be supervised at the water's edge. Street parking is available in the surrounding neighborhood. A car is useful for exploring wider Seattle, though the University District and its amenities are within easy walking distance. Discounts are available for stays of 3-8 months, October through May.

Around

Portage Bay sits at the northern elbow of Lake Union, where the University of Washington's competitive rowing program trains each morning. Agua Verde Café & Paddle Club overlooks the bay directly, serving Baja-style tacos and renting kayaks by the hour. Portage Bay Café, the University District's beloved organic brunch institution, is minutes on foot. Capitol Hill's dense restaurant and gallery scene is a short drive or bus ride. The Museum of History & Industry (MOHAI) on South Lake Union and the Museum of Pop Culture (MoPOP) near Seattle Center are both within 15 minutes by car. A car is recommended for reaching the broader city, though the immediate neighborhood is walkable and bikeable.
