Shigeru Ban’s Tropical Brutalist Icon
This residence is a labour of love and the result of uncompromising vision. Created for Koenraad Pringiers, the design represents a rare residential project by Shigeru Ban in South Asia. The architecture is a masterclass in tropical modernism, utilizing a multi-level platform system that encourages airflow while framing the ocean like a living canvas. Recognized with a National Sustainable Tourism Certification Award, the estate features a main residence and a separate cottage, anchored by a striking infinity pool.
The interiors are a tactile celebration of Sri Lankan craftsmanship met with Japanese minimalism. Walls of bare concrete are softened by local teak furniture and intricate lattices. The open-plan living spaces rely on the cross-ventilation of the ocean breeze rather than enclosed walls, while the furniture—including the dining banquet—is integrated into the architecture itself to maintain a clean, uncluttered aesthetic.
The estate is dominated by its relationship to the sea. A 60-foot infinity pool stretches toward the horizon, offering a vantage point over the Red Cliffs and Weligama Bay. The grounds are terraced with tropical flora and offer direct access to a secluded stretch of beach below. The cottage enjoys its own private plunge pool, providing an intimate retreat within the wider grounds.
Layout

A separate garden cottage houses the fourth bedroom, with a queen bed and private plunge pool. The flow moves vertically through open-air staircases connecting the living platforms.
