A Soulful Retreat Carved in Southern Sardinia
Tucked into the hills of southern Sardinia’s Sulcis region, Luxi Bia is the slow, thoughtful revival of an abandoned hamlet. Meticulously restored over years by Kyre & Ivano of Pretziada Studio, this land was reimagined not as a resort, but as a living, breathing example of contemporary ruralism. At its heart sits La Residenza—a one-bedroom retreat designed for creatives and wanderers.
Originally built to host designers-in-residence, La Residenza was brought back to life using only natural materials native to the island: lime plaster, terracotta floors, cane ceilings, and locally made tiles. The interiors are a masterclass in tactile minimalism—warm, spare, intentional—with handcrafted details, antique Sardinian accents, and custom pieces from Pretziada’s own design collection.
La Residenza is part of Luxi Bia, a long-term restoration project led by Kyre & Ivano of Pretziada Studio. What began as an abandoned rural village is now an ongoing experiment in contemporary ruralism—one that honors Sardinian architecture, landscape, and material culture while opening it up to new forms of living and creativity. All structures are built or restored using natural, locally sourced materials, powered by solar energy and sustained with well water. A small, rotating selection of organic products from local makers—wine, olive oil, preserves—is available for purchase during your stay.
La Residenza sleeps two guests, but is not designed for small children.

There’s satellite wifi, air conditioning, and heating—but no television and no pool. Instead, you’re invited to unplug and reconnect with what’s around you: long shadows at dusk, wildflowers in spring, birdsong at dawn.

Luxi Bia sits in one of Sardinia’s least touristy regions, surrounded by history, raw beauty, and timeless traditions. Within a 20–30 minute drive, you’ll reach numerous beaches—from wild coves to long stretches of white sand. The hosts provide a self-written guide, filled with curated suggestions for exploring archaeological sites, local producers, hiking trails, and hidden cultural spots.
